The Setting
The front door faces due north.
Stand on the deck and the land falls away in front of you, down across the Mohawk Valley, out past the farms and river flats, and up again into the blue line of the Adirondacks on the far horizon.
The house sits at twelve hundred feet on twenty-six and a half acres. Open field in front, roughly seven acres of woods behind it with trails cut through. One neighbour shares the drive and you will not see their house from here.
It is quiet in a way that takes most people a day to get used to.
Looking north from the hill
Some views you drive to. This one you wake up in.
Twelve hundred feet up, one hundred and eighty degrees of valley, and nothing in the way.
Outside
Most of the house is the part with no roof.
A long deck with string lights and a table that catches the whole valley. A fire ring below it with the wood already stacked. Trails through the woods, a stone wall older than anyone remembers, and dark enough at night to see what is actually up there.
The Deck
Morning coffee, evening drinks, and the string lights on until you go in.

Chairs, a hammock, and firewood provided. It gets used every single night.
Cold Plunge
On the deck, facing the valley. Nobody waiting, nobody watching.

The Woods
Seven acres, trails cut through, and stone walls from whoever farmed it first.

Twenty-six acres to walk, and nobody on any of it but you.
Blue hour on the hill
Sauna & Cold Plunge
Heat downstairs. Cold on the deck. The valley either way.
A private sauna off the rec room downstairs, and an outdoor cold plunge up on the deck. Both yours alone for the length of your stay. No booking a slot, no sharing with the house next door, because there is no house next door.
Sit in the sauna until you have had enough of it. Walk up, step outside, get into the cold water. Then stay out there and look north for as long as you like. Later the string lights come on, somebody gets the fire going, and it gets properly dark, the kind of dark where you can actually see something.
Use the sauna and cold plunge at your own discretion. If you have a health condition, speak to your doctor first.
The House
Room for eight, without anyone sleeping in a hallway.
Sixteen hundred square feet over three levels. Kitchen, dining and living on the main floor, bedrooms and both bathrooms up, and a finished basement below with the air hockey table and the big television.
Master Bedroom
King bed, mural wall, blackout curtains and a window on the woods.
The Kitchen
Fully stocked. Air fryer, toaster, kettle, grinder, and coffee laid out and labelled.
The Basement
Air hockey, games, a wall-mounted television, and the sauna just off it.
Dining
A table that seats the whole group at once, which is rather the point.
Two Full Baths
Shampoo, conditioner, body wash and a hair dryer in each one.
Workout Corner
Weights and a mat downstairs, for anyone who cannot skip a morning.

What are check-in and checkout times?
Check-in is after 4:00 PM and checkout is before 11:00 AM. Quiet hours run 10:00 PM to 7:00 AM.
Is the sauna really private?
Yes. The sauna off the rec room and the cold plunge on the deck are yours alone for the length of your stay. No booking a slot and no sharing.
How many people can stay, and in what beds?
Eight guests. A king in the master, queens in the other two bedrooms, a sofa bed in the living room, and two full baths.
Are pets welcome?
Yes. Pets under 30 pounds are welcome with a pet fee. Add your pet to the reservation when you book, and bags, towels and a leash are already at the house.
How far is Cooperstown?
Thirty four minutes to Cooperstown and the Baseball Hall of Fame, twenty eight to Lake Otsego, and six down the hill to Sharon Springs village.
Can I work from the house?
Yes. Fast Wi-Fi throughout and a dedicated workstation.
Is there an EV charger?
Yes. A Level 2 ChargePoint charger with the standard J1772 plug is at the house. Most EVs plug straight in, and Teslas connect with their J1772 adapter.
What is there for small children?
A crib, a pack ’n play, a high chair and baby gates, all already at the house.
Can we book at the last minute?
Yes. If the calendar shows your dates open, they are truly open. We have welcomed guests who booked the same afternoon they arrived.
Can we check in early or add a night?
Often, yes. When nobody is staying the night before or after your dates, we can usually open an earlier check-in or extend your stay. Just send a message and ask.
Where can we hike, fish, or swim nearby?
Mowed walking trails run through the property itself. Nearby, Glimmerglass State Park on Otsego Lake has fishing and a swimming beach, Wintergreen Park in Canajoharie has a natural swimming hole, and Vroman’s Nose in Middleburgh is the classic short hike with a valley view.
Can we ship packages or have groceries delivered before we arrive?
Yes. Families flying in for Cooperstown baseball weeks do it often. Tell us the delivery date ahead of time and we will coordinate it around other stays.
What is already in the house?
Fresh linens and towels, shampoo, conditioner and body wash in each shower, a full kitchen, a washer and dryer with detergent, an iron, and firewood for the fire ring.
Is there a grill?
Yes. A charcoal grill and smoker sits on the deck. Bring your own charcoal, and the firewood for the fire ring is already stocked.
Are there TVs?
Five. A 75-inch screen in the family room and another in the rec room downstairs, and a 45-inch TV in each of the three bedrooms. Sign into your own streaming apps; logins are cleared between stays.
What does checkout involve?
It is light. Start the towels in the washer, run the dishwasher, drop the trash in the dumpster and lock the door. No need to strip the beds.
